Selling Options
Compare the paths before you choose one.
The best sale is not always the highest headline priceāor the fastest closing.
| Option | Best when | Potential upside | Tradeoff |
|---|---|---|---|
| Prepare + list | You have time and the work is likely to pay back. | Broad exposure and strong retail positioning. | More prep, showings, time and uncertainty. |
| List as-is | You want market exposure without a renovation project. | Can attract both owner-occupants and investors. | Condition may limit financing or buyer pool. |
| Cash / off-market | Speed, certainty or simplicity matters most. | Fewer contingencies and less preparation. | Convenience is often reflected in the price. |
| Selective repairs | A small number of issues are holding back value or financing. | Potentially better net result without full renovation. | Requires careful ROI decisions. |
Compare the net result. Price, repair cost, commissions/fees, carrying costs, timeline, certainty and hassle all matter.
More than one channel. Depending on the property and your priorities, potential paths can include a traditional listing, an as-is MLS sale, an investor-network sale, a direct cash purchase, wholesale or another alternative structure. I also operate Jamison Buys Houses and may be a potential buyer in some situations. Any direct-buy option should be clearly separated and disclosed so you can compare it against your other choices.
How fast can a sale happen?
Some cash transactions can close in as little as 7 days when title, property and transaction conditions allow. That isn't a promise for every property; the actual timeline depends on the transaction.
