Should I downsize my home?

Downsizing is worth considering when the house is taking more time, money or energy than the life you want it to support.

The real question

What would a smaller or simpler home give you?

Less maintenance is one reason to move, but not the only one. Accessibility, lower monthly costs, proximity to family, easier travel and freedom from unused space can matter more than square footage.

If the current home still works well and the alternatives do not improve your life, staying put can be the right answer too.

Four pressure points

Signs the current house may no longer fit.

Maintenance

Yard work, snow, stairs, repairs or cleaning are taking more energy than you want to give them.

Accessibility

Bedrooms, laundry, bathrooms or entries are becoming inconvenient or difficult to use.

Cost

Taxes, utilities, insurance and repairs are high relative to how much of the home you actually use.

Location

You would rather be closer to family, healthcare, church, friends, travel routes or daily services.

Run the comparison

Compare staying with moving—not house size with house size.

Estimate the likely net proceeds from your current home, then compare the true monthly and one-time costs of the next option. A condo can reduce maintenance but add association fees. Senior living can cost more monthly while removing many separate expenses.

Include the non-financial return.

Time, safety, proximity and reduced stress are real benefits. The cheapest option is not automatically the best one.

Start with the life you want, then decide what the house should do.

I can help estimate your current home's likely value and sale options so you have a real number to use in the downsizing decision.
